The most in depth guide for buying a new construction home. How to buy a home from a homebuilder. This video will give you ALL the info YOU need to build a home.
Homebuilders often advertising, things like home’s starting in the low $300’s. The advertised price is for the smallest home, on the smallest homesite, with NO additional upgrades. The price sheet will give you a list of homes that the homebuilder builds in that community. Price sheets include info like square feet, bedrooms, bathrooms & price. Remember, this is the base price.
Each builder is different. Some include a lot of features. These are options that many builders charge extra for. Other builders come with almost no included features. Figure out what’s included. Most builders included features lists are pretty sparse, they do because they don’t want to options on their clients.
What homesites are available & what are the premiums. Pricing on homesites can range anywhere from $0 up to hundreds of thousands of dollars. There are many factors that can give a homesite a lot premium. To put it simply, if there’s something that make the homesite more appealing, it will most likely make the lot more expensive.
Now you should have a general idea of what you’re going to pay for the home & you can walk through the model home. Warning. Most builders load up their model homes with upgrades. Ask the salesperson what’s included & what’s upgraded. Upgrades are usually divided into 2 categories. Structural selections & interior design selections. It’s a lot harder & more expensive to make structural additions after the home has been complete, so your money is better spent adding the structural items.
When you’re ready to move forward, you’ll need to select a homesite & a floorplan. To make it official, you’ll need to deliver an earnest money check & sign a contract. Those two actions will lock the price of the home & the homesite. Most builders also require a construction deposit. This is going to be a second deposit due once you’ve made your final selections.
There are a few more things to cover. Can you negotiate with a builder? Usually not. The builder may give you a credit at the design center or toward closing costs. What about a buyer’s agent? If you’ve already visited a model home without an agent it’s too late. The builder won’t pay the agent because the Realtor needs to be the procuring cause. If you feel like hiring an agent to represent you, go ahead. A lot of builders won’t give you a better deal either way. Some builders will give you a discount for not having an agent so, it never hurts to ask. Hiring an agent can protect you should issues arise. But, if you hire an agent, make sure they have experience working with homebuilders.
What about home inspections? It can’t hurt, but a builder’s warranty usually covers anything that goes wrong.

Most builders won’t give you an estimated closing date, especially before they start construction. When your home is 30-45 days from completion, most builders will give you a pretty solid close date. They can still change it if there’s a random delay.
